Executive home in pristine condition in beautiful Port Stephens. Short walk to ocean beaches and the bay. Our home is easy to live in and easy to care for. The house has ducted reverse cycle air conditioning throughout. The house is one level at the front and two levels at the rear. We have three bedrooms and two full bathrooms. There is an office, the main bedroom that opens to a perfumed courtyard with fountain and the living area on this level. The living area is a large open plan area with raked ceiling, the area also includes a chef's kitchen. The entire living area has a wall of sliding glass doors opening onto a deck for outdoor BBQ and dining with bush and glimpses of the bay. (That is real estate agents speak)

There is another living room downstairs that incorporates a second home office and opens onto another courtyard. There are also two double bedrooms, bathroom and laundry.

The garage has auto opening doors and an entry into the house. All the main living is on the upper level and you only need to go downstairs if you want to use the laundry or go out into the back courtyard.

THE NEIGHBOURHOOD: Our home is surrounded by National Park and is within easy walking distance to two beaches and Shoal Bay. The area is a popular holiday destination and a number of the homes in our area are holiday homes, including our neighbours on both sides and directly across the street. All are very friendly.
There are two golf clubs in the area (although we do not play and therefore we do not have golf clubs but they can be hired). There is all manner of activities both in the immediate area and within an easy drive. Sydney is only 2.5 hrs away and although we have several local wineries there is the main winegrowing area of the Hunter Valley 1.5 hours away.

OTHER INFORMATION: We have two cars a 2000 Holden Belina Sedan, about to be replaced, and my car, a 2008 Mitsubishi Lancer Both are in excellent condition and are Automatic and air conditioned. One would be available for exchange.
