A comfortable detached house with large garden in a village just outside Nottingham.

Our detached four bed-roomed house is in an attractive road within a large village on the River Trent. We moved here last year and have completely redecorated and added some extra features to the garden. We are really enjoying the area and are sure you will find it a great base for a holiday in Nottinghamshire. There are lovely walks along the river and up over the hills and there are many interesting places to visit nearby.

The home is very comfortable, clean and well equipped and we have friendly neighbours. On the ground floor there are a kitchen/diner, living room , study and bathroom. The kitchen is well equipped with double oven, induction hob, coffee maker, dishwasher, and full height fridge and freezer. There is a utility area with a washing machine and tumble dryer and has access to a small covered outside sitting area which gets the morning sun. The dining table seats at least 6 and can accommodate 8. The kitchen/diner leads out onto a raised deck overlooking our very pretty and secluded south facing garden .
Again on the ground floor there is a large sitting room which also leads out onto the deck. We have a 52" Smart TV and there is seating for at least 7. There is a separate study with a desk, a sofa and another Smart TV, ideal for children to watch their own programs or play computer games. (We have good broadband connection).
The bathroom has a toilet, wash basin and walk-in shower.

Upstairs there are three good sized double bedrooms (two with TVs) and one pretty "girly"single with a pull out bed that converts the single into a double if necessary. This room is furnished for a four year old and has appropriate toys!

There is a family bathroom with bath and shower over.

Our south facing back garden is a feature of the property and has a large lawn ideal for ball games or just sitting in the sun. The deck has lounge seating with big comfy cushions and an electric awning for when the sun gets too much. There is a large modern dining table underneath a covered gazebo for alfresco meals. The garden is very pretty and is not overlooked.

We have parking for three cars and you are welcome to use our two bicycles.

We do have a cat. She isn't very sociable and mainly sleeps all day, making occasional visits to the garden through a cat flap. It would be good if you could feed her but we are very happy to put her in a cattery for the duration of your stay if you would rather not.

About the location

There are lovely local walks and many places to visit nearby. Burton Joyce Village has a supermarket, chemist, a post office, a charity shop, a shop selling green products, three pubs (two of which serve good food), two cafes, a good chip shop, a Chinese takeaway and a travelling wood-fired pizza van every Friday. It takes 6 minutes to walk to the village and slightly longer to walk back as our house is up a gentle hill.
The River Trent is another two or three minutes beyond the village and you can walk for miles along it in both directions. Behind our house is a lane which leads up over a hill to the next village. There are lovely views and again you can walk for miles.
Although our village is quite rural it is very close to all the amenities of Nottingham and there is a bus running through the village every 30 minutes into the town centre. It takes about 20 minutes by car, 30 minutes by bus.
Nottingham is a really vibrant city, with excellent shops, theatres, concert halls, and galleries, not to mention Nottingham Castle, the caves, the National Ice Arena, National Watersports Centre. The two football clubs (Nottingham Forest and Notts County) are both about 15 minutes away, as is the cricket ground at Trent Bridge.
Further afield there is, of course, the beautiful Sherwood Forest with its "Major Oak" and modern visitor centre featuring all things "Robin Hood". There are several National Trust properties within an hour`s drive and Lincoln is a must to visit if you haven`t been there before. The Derbyshire Dales (and Chatsworth House) are about an hour`s drive. The National Space Centre is 40 minutes away and is really fascinating.
There are many attractions for all ages which we can tell you all about if you are tempted to explore this part of the country.
