Our home is family friendly and situated in a very quiet and safe residential street.

Downstairs it comprises a living room, dining kitchen, WC, conservatory with views of the Firth of Forth and the new Queensferry Crossing bridge..

Upstairs there are two double bedrooms (one with ensuite shower room), a single bedroom/office, a nursery with child's cotbed (adjustable for use from 0-4 years) and a family bathroom with shower over bath.

To the front of the property there is a small open garden area with views to the Firth of Forth, the iconic Forth Rail Bridge and the Forth Road Bridge, a driveway for one and a floored and lit garage containing a few basic items of gym equipment (punchbag and gloves, weights bench and free weights, elliptical trainer, yoga mats, skipping ropes,etc).

To the rear there is an enclosed garden with a small lawn, a patio and a decking area which overlooks a water-feature (fenced off for child safety). There is also a gate to a grassy communal area where children can play while still being visible from the house or garden.

About the location

Our home is in a great location on the outskirts of Edinburgh in the picturesque South Queensferry, home of the famous Forth Rail Bridge.

Queensferry is a lovely small town with a choice of cafes, bars and restaurants. There is a selection of small, independent gift shops/galleries, a bakery, a fairly large Tesco supermarket, several petrol stations and a smaller Co-op containing a post office and a small independent butcher and bakery along with basic groceries. There is a health centre and pharmacy near the house, a small public library a short walk away and the local high school has a swimming pool which is open to the community at certain times. There are plenty of public pools in the surrounding towns or in Edinburgh and many play parks and gardens which are close by and free to access.

The surrounding area has many historic sites, stately homes and grounds to visit as well as boat trips and watersports available at local ports (some within walking distance). There are lovely coastal and country walks nearby and easy access to the National Cycle Network.

You can reach Edinburgh city centre in about 20 mins by train, (the train station is about 25 minutes walk or a short drive/bus journey away) or around 40 minutes via a bus which stops at the end of our street. From there you can explore our beautiful capital city or reach all other major Scottish towns and cities by public transport.

Edinburgh airport is around 20 minutes drive away and is easily accessible by bus or taxi.
