Higher Sminhay Farm

Our house is on a hill outside the village of Marshwood. It is a thatched house of medieval origins, it is listed grade 2 , with a garden and orchard and fields to walk around.

There is one big bedroom with a queen size bed and an en-suite Bath/shower and loo, with two small bedrooms with double beds, adjoining a small TV room and the second bathroom which has a shower, loo and basin.

There are some low beams, one in part of the kitchen and one near the spare rooms loo, but they are obviously a bit low in a limited area, most ceilings are comfortably high.

We are not child proof so it would not suit a family with young children.
We have a large kitchen with good Range cooker with LPG hobs and electric ovens, a table which seats 6 comfortably, cupboards with pans, crockery,etc , a small sink for washing veg, kettle, landline, and then a small dishwasher and larder fridge in the utility adjoining the kitchen (2 steps down), with doors to a larder and a downstairs loo and a back door.

The stairs up to the bedrooms are very steep with a rope. Washing machine and dryer in a cupboard in the master bedroom bathroom.

Outside in a shed near the back door is a freezer.

Local supermarkets will deliver to us.

There is a bench and a round table and chairs and large sun umbrella to eat outside, etc. In the garden by the front door, with a small lawn and mainly wild meadow areas and fruit trees with paths to the washing line and around the top orchard. This whole area is fenced off and pretty dog proof unless the dog is extremely skilled and determined!

We have fibre to premises broadband.

About the location

The Marshwood Vale is in an AONB with lovely walks. It is a 20 minute drive from Bridport, a thriving market town, and from Lyme Regis and the sea, the Jurassic coast.

The Lane is very quiet apart from occasional farm traffic and school runs for the tiny Marshwood school and locals.
