Bright top floor flat in traditional tenement building

We have a bright, top-floor, two-bedroom flat with a contemporary decor in a traditional Edinburgh tenement building in the pleasantly lively area of Bruntsfield at the South-West end close to the city centre in Edinburgh. It has two spacious bedrooms, one of which is set up for our 6-year old; a bright West-facing living room with a dining table in a bay window offering lovely views over Bruntsfield with the Pentland Hills in the background; a dining kitchen with morning sun; a small bathroom with a shower/bath; and a boxroom with a drying rack and storage space. All main rooms have a traditional fireplace (though unfortunately not working) and wooden floorboards. We share a back green with our nice, quiet, relaxed neighbours, and although the garden is pretty shaded, it has a sandbox, a DIY treehouse and a toddler slide, and provides some space to hang washing, kick a ball or have a cup of tea.

Our first bedroom has a king-sized bed. The second bedroom has a large kids-sized (i.e. not quite adult size) single mezzanine bed, and we could provide an extra queen-sized pull-out sofa or a cot in addition. There is a TV in the living room, and there is wifi, a washing machine and a small dishwasher in the flat. If there is interest, we also have many good quality toys as well as two kids’ bikes, balance bikes and trikes, which you would be very welcome to use. We also have four adult bikes, which you could also use.

Please note that there are around 100 steps up to our flat – so this might not suit everyone. On the plus, being on the top floor makes this place very bright with lovely views and together with double-glazing it is pretty quiet despite being right on the main road.

About the location

Right on our street and in the surroundings, there are lots of nice little shops, cafes and restaurants. A lovely independent bookshop, a clothes boutique and an interior design shop are pretty much just under our flat, and there are plenty of other independent shops and charity shops, all sorts of cafes, gastro pubs, restaurants, delis and various take-aways in the neighbourhood, as well as several supermarkets within 2-10 minute walking distance. The Bruntsfield Links, a pleasant park adjacent to the Edinburgh Meadows, attracting people for picnics, barbecues, walks and play, while providing possibilities to social-distance, is just a five-minute walk away. The Royal Mile and Edinburgh Castle are a nice half hour walk away, and so is Princes Street. Alternatively there are plenty of buses stopping just a few steps from our house getting you to the city centre and many other places. Many of the historic and cultural sights seem to be open at the moment despite Covid, though with some restrictions. But Edinburgh is also just really nice to enjoy from the outside, if you prefer to avoid indoor places at the moment. There are also lots of nice walks through nature in easy reach by foot, bike, bus or car. For example, you can reach the foot of Arthur’s Seat, Blackford Hill or Craiglockhart Hill in around half an hour by foot, and a somewhat more urban canal is just 10 minutes away. Or you could take our bikes for a longer trip to reach local beaches, Crammond Island, the Pentland Hills, to cycle along the canal all the way to Glasgow – if you wish – or just to get through the city.
