Spacious and airy, our house is situated in a cul-de-sac in the village of Cottesmore in Rutland. There is a large living room with Sky TV, wood burning stove, DVD player, wifi, Wii and a large kitchen diner with a table to seat 8. The kitchen has an electric range, dishwasher, fridge, freezer, doors out to garden, a vaulted ceiling, and the utility room offers a washing machine and tumble drier. There is a family room which is filled with toys suitable for an 8 year old boy, also a second Tv, DVD player and Sky TV.

Upstairs there are four bedrooms on offer. Two have king size beds and ensuites, one has a double bed ( low to the floor and suitable for children) and the fourth room has a single day bed which extends to a double.
There is a family bathroom upstairs, as well as the ensuite, and a toilet downstairs. The garden is large housing plenty of room for football. There is a 10 foot trampoline and climbing frame. There is garden furniture on offer. A double garage offers space to store bikes ( although not cars as it is filled with too much stuff!) but there is parking on the drive for 4 cars.

We are 30 mins from Peterborough, 45 mins from Leicester, an hour from Northampton and Nottingham. Rutland Water is a local attraction offering bike hire and water sports, excellent walks, a beach, Aqua park and swimming in the summer, bird watching and nature reserve, children play areas and assault courses and a climbing wall.
The renowned Barnsdale Gardens are 3 mins drive from us as is Hambleton Bakery which won Bakery of the Year a few years ago. There are lots of historical homes to visit in Stamford, Lincolnshire, Northamptonshire and Cambridgeshire (Belton House NT, Burleigh House, Rockingham Castle, Bevoir Castle, Kirby Hall EH). Rutland is a great base from which explore the Midlands. The nearest town is Oakham which has several supermarkets, a swimming pool and fitness centre, boutique shops, places to eat, lots of coffee shops, a small museum and a good train link.
Cottesmore has a great pub, excellent fish and chip shop, a village shop and post office. There is also Rocks By Rails, a steam train museum just outsdie the village. Greetham Golf course is in the next village. Stamford is 20 mins away and a wonderful market town offering lots.
Just off the A1, there is easy access to Grantham (a good out of town retail outlet Downtown and Bounrary Mill) as well as Woolsthorpe Manor (NT) where Isaac Newton had his famous apple tree. 50 minutes away is Springfields Retail Outlet in Spalding.
Lots of child friendly things to do. Leicester Space Centre 50 mins drive away, several soft play centres around, three swimming pools in surrounding area, two small outdoor play areas in village, sailing and windsurfing centre at Rutland Water, sport summer school at Uppingham School and Twin Lakes theme park in nearby Melton Mowbray. Burleigh House in Stamford is superb (Phil Spencer recently did a programme on it!). Belton House is Grantham is National Trust and has a fantastic outdoor play area. Wicksteed Park in Kettering is 45 mins away - a great children`s theme park. Peterborough offers a fast train to London - 55 mins if you want to enjoy a day in the capital.
