The kitchen / dining room opens onto the TV room and then onto a playroom / sun room with access to a beautifully landscaped, south-facing walled garden. The garden has a sunny patio / outdoor dining area, and additional seating area to catch the evening sun, and a small hidden treehouse / swing area for kids. The ground floor also has a toilet and laundry room. The middle floor includes large living room, perfect for family games; twin bedroom (with views of the Edinburgh sky line); single bedroom; family bathroom and additional toilet. The top floor includes a large double bedroom (with spectacular view of the Botanical Gardens, Edinburgh Castle and the city skyline); large on-suite bathroom (with separate bath and shower) and a study with a sofa bed. We have 3 children aged 3, 6 and 9 so there are plenty of books, toys and games to enjoy. We also have 2 easy-going, child-friendly cats who would need to be fed (dry food only) twice daily. They have a cat flap so are able to come and go freely.

About the location

Perfect location, just north of the city centre, 5 minutes walk to local shops, cafes and delis. A short walk south takes you to the Royal Botanical Garden of Edinburgh (free entry) and then on to fashionable Stockbridge / New Town neighbourhoods, while a short walk north takes you to the largely unknown harbour and beach of Wardie Bay (popular with cold-water swimmers) and the old fishing village of Newhaven (excellent fish restaurants). The North Edinburgh Cycle Network is an off-road path for walking and cycling that will take you to the east (Leith) and west (Cramond and Haymarket). Multiple bus routes stop nearby and can connect you with Edinburgh's tramline and main railway station (Waverley). The house also has a driveway to provide off-street parking. Plenty of options for kids nearby including two local parks with playgrounds, plus an extensive range of activities for all ages throughout the city, including the world famous Edinburgh International Festival, Book Festival, Fringe Festival and many festivals and events throughout the year.
