We hope that you will love what we love about our home. Firstly its location which is about 10 homes from the beach. There are two patrolled surf beaches on either side of the beach walkway at the end of our street. Avoca Beach to the right and North Avoca Beach to the left. We do swim at the end of our beach but cautiously and as competent swimmers used to the ocean, otherwise we recommend walking that little further to the patrolled areas. When you cross the road there is a walk to the Bulbararing, or more commonly known as the Avoca, Lake. Paddle boats and stand up paddle boards are available for hire. If you want to learn to surf there are a few surf schools nearby and board hire at the surf shop at Avoca.

Being in a beachside community our home has the feel of a holiday house but wilh everything you could possibly want for your comfort.

The house has an interesting layout over one floor. There are three bedrooms, one is used as a study with a sofa bed if required. There is an on suite off the main bedroom, which has a queen size bed, and a main bathroom with a bath. There are two lounge rooms. The front room has a smart TV that is as large as the wall space so pretty cool viewing. The kitchen is modern and very easy to use with a centre bench and cupboards all within reach of the dishwasher. The laundry has a front loader washing machine and a dryer.

The back lounge room is a sunken room off the kitchen with a dining table and lounge space looking out on the back yard. One of our favourite spaces is our backyard. We have a lovely lounge and table outdoor setting, great for entertaining. Our latest addition is a small pool which we are loving - there is a daybed and umbrella and overlooks the garden which reminds me of tropical Fiji when i lay there reading a book with a drink at hand.

Further up the back of the block is an art studio and work shed and a vegie garden, with vegies growing in it, if you are lucky. Yes our land is fully utilised with dense gardens which I love to be in and minimal lawn to mow.

We have two cars, a Kia 7 seater and a Renault Clio available for use.

About the location

The Central Coast region is located an 1 1/2 hours away from Sydney and Newcastle with good public transport links. The region is quite beautiful set amongst waterways, the eastern Australian coastline and a number of national parks with hiking trails and wonderful scenery,

We love the beach - everyday we drive down Tramway Rd to home we appreciate what a beautiful part of the world we live in. We also love that we can walk to so many places nearby - cafes, restaurants, the theatre, patrolled beaches, beautiful lake to paddle on and one of the best markets around on the 4th Sunday of the month.

Nothing is very far way - as short drive/bus to Erina Fair shopping centre and the famous Terrigal - great shops, night life, beach, snorkelling, whale watching and diving.

If you walk along the beach to the right you will reach Avoca Beach. The following places we love are all in one area here.
There`s The Beach House at the Avoca Beach beachfront- great tapas style food and cocktails in a beautiful environment. Upstairs in the Avoca Beach surfclub is `Sunsets` which is a very reasonably priced eatery. Very casual and good food overlooking the beach. Also on the beachfront at Avoca there is a fish and chip shop that you can take your own wine and they will provide glasses and tables and chairs. There are numerous other cafes and restaurants at Avoca.

Another real treat for us is the famous Avoca Beach Theatre which shows current mainstream movies but also arthouse movies and cheaper than the Hoyts at Erina. You can grab a wine there before you go in to see your movie,

Just around to the right from the studio and down Elgatta Street to the North Avoca shops is a lovely breakfast and lunch eatery `The Boy and the Rose`. Next door is a very comprehensive local grocery, a masseuse and hairdresser. I love the fact that these are just a 5 minute walk away.
