Our 4 bedroom detached house is in the Duddingston area, which is close walking distance to Portobello.

Downstairs: Bedroom 1 (king) with optional work station.
Bedroom 2 (single bed) currently used as a playroom and can be adapted.
Bathroom with shower/bath.
Dining area with table that seats 6-8.
Living room with tv, sofa + double sofa bed, and lots of books & board games to choose from. Kitchen with back door out to garden. Large fully enclosed quiet back garden with dining space, lounge seating, trampoline etc.
Upstairs: Bedroom 3 (single bed). Bedroom 4 (small double bed) + Small additional bathroom.
Electric vehicle charge point available by arrangement. 2 adult bikes available.

About the location

Duddingston is a lovely quiet residential area within a short walk (10 mins) to Portobello high street and beach. Portobello has many cafes, pubs, restaurants, independent shops, ice cream & pizza places, bookshops, plus a wonderful bustling promenade along the sandy beach.
The house is a 1 min walk from a bus stop going into city centre Edinburgh, with all its attractions and amenities/travel links. Very near the house there is a park hosting some wonderful wildlife which is a mixture of open grassland, wildflowers, woodland, and pond. There is also a skate park next door. There are wonderful views of Arthur’s Seat from the street, which is also walkable.
The beautiful beaches along the East Lothian coastline are a short drive away.
