Traditional famhouse

OUr farmhouse is 10 minutes outside Pistoia surrounded by olive groves. It was built by my husbands family in the 16 hundreds and retains many original features such as beams and terracotta floors. The house is on three levels, the ground floor opens out to a small lawn (with space to eat outside) and it contains a downstairs bathroom, kitchen and dinning room/hall. The first floor has an additional bedroom and a bathroom with a walk in shower, an open fire and the main living room. the second floor has two very large bedrooms with a study area and another bathroom (walk in shower) . The top floor is the only space which hasn`t been refurbished so although large and full of light it doesn`t have terracotta floors or a new bathroom. Both of the bedrooms on the top floor have air-conditioning.

About the location

You are surrounded by olive farms and although the house is attached to other houses (at the back-huge thick walls so no sound travels) it is very private with great views. Access is up a small rural round and I have to be honest is a little tricky (you have to avoid one of our olive trees and our restored chapel to get to the driveway! ). You can bus it but you need an 8 minute walk (I timed it). Pistoia is the closest town and it is great-it sits between the big beasts of Florence and Pisa so it feels like a real tuscan town rather than a tourist trap. The best thing is to use it as a base for visiting all the other Tuscan towns such as Lucca, Pisa, Bologna all accessible by train. We don`t have a pool yet and it does get very hot in the Summer (as does all of Italy)
